MALAEIMI HOUSE 

(1) Two Storey yellow painted with upper balconies, partially furnished, spacious concrete farm family house "FIXER UPPER" available for $349.00 monthly.  The house is "AS IS" and in need of interior painting and updating.  There is some ceiling interior water damage stains.  3 Car open air garage carport, 3 bedrooms with closets on upper level with a large living space, two bathrooms, with large lower level tiled living space in a quiet, private and secluded forested area, close to the main road and the American Samoa Community College. Located near the highway, behind the LDS Church Stake Center and near the Neils ACE Home Center Store.  Tenant pays monthly electrical, water and trash utilities.  Recent remodeling included newer mosquito screen wiring, louver windows, fresh paint, new small mini fridge and a two burner gas stove with a full medium tank of gas.  Additional terms include a non waivable, non-refundable $25.00 application fee per applicant 18 years and older, First and last month’s rent is required at the time of signing of the lease agreement, and a partially refundable security deposit of $400.00 is required to pay for any unpaid bills or damage left by the tenant.  The term of the lease is for a minimum of (1) one year occupancy. There is a non-refundable $200.00 inside pet (dog or cat) cleaning deposit and one pet maximum for the duration of the lease. Changing of car oil and disposing of the used oil on or around the property is strictly prohibited. This property is partially furnished, has 3 single bed wood frames and two wooden desks.  There is no current hot water or air conditioning. There are water hookups for a renters own washer and dryer.  If the renter wishes to install an air conditioned unit, that must be approved in writing by the owner, and the renter's security deposit will be used to pay for the air conditioner removal and window repair.  There is some shelving on the lower level, and the lower level ceiling is roughed in for ceiling fans.  The shower stalls need some fixture replacement.  The house is made up of concrete and has corrugated roofing iron, and is approximately 18  years old, but the structure is still strong.  The house is in a central location 5 to 10 minutes away from the Pago Pago International Airport and the Hawaiian Airlines sales office, Tafuna McDonald's, Manumalo Baptist Elementary, Tafuna High school, Lions Park and major retail establishments, government agencies, Theater and banks, including the Army PX, Avenina's, Laufou Shopping Center Forsgren's, BlueSky, Carls Jr Restaurant, ASTCA, Cost-U-Less, ASPA, Public Works, ANZ Bank and Ford Motors.  The central location makes this a convenient residential choice.  

Approximately over $1,500 worth of material improvements were done on this property recently.  Sorry, the property currently does not have an ASPA cash power (debit meter) arrangement.  The bathrooms have shower stalls.  The upstairs outside balcony light fixtures need replacement.  There are high ceilings and there is a stair crawl space.  A ceiling fan is located in the owners room with a sliding glass door. The telephone jacks in this house are currently not operable.

DRIVING DIRECTIONS TO THE HOUSE FOR RENT:

Take the highway as if heading to the American Samoa Community College, pass Neil's Ace Home Center store on the right, pass the (white) LDS Stake Center Church building on the right then ->TURN RIGHT immediately on the paved brick access road between the church and Tui's Market.  Follow the brick road to the back and ->TURN RIGHT at the metal fence corner, then keep straight until passing the next fenced metal corner and satellite dish, bordering the back of the church building, pass the water pump on the left and where the road comes to a fork, ->TURN LEFT where you can see the yellow house.  Please drive courteously and slowly as this is communal property and other inhabitants share this dirt road. Due to the bumpy road, the highway and the rental house are about 5 minutes apart.
